What pipework in an office building needs insulating?
Commercial buildings carry heating, chilled water and hot water through risers and ceiling voids above occupied floors. A commercial building's pipework starts in the landlord's plant room and fans out through risers to every floor. LTHW heating, chilled water and hot and cold services share the same routes, and each has its own insulation requirement.
Chilled water is the unforgiving service. A gap in the vapour seal inside a ceiling void means condensation forming unseen above the tiles, then stains and damage below. Cold services are insulated with a continuous sealed vapour barrier, joints and fittings included.
Heating and hot water pipework is insulated for heat loss and safety. Thicknesses follow BS 5422-based specifications, and reachable surfaces in risers, cupboards and plant areas are brought down to safe-touch temperatures.
Access shapes the programme. On new builds and Cat A fit-outs we work to the M&E contractor's floor-by-floor sequence before ceilings close. In occupied buildings we phase around tenants, with out-of-hours working where daytime access is restricted.
